70 PINE
Typology: Landmark Adaptive Reuse

// 70 Pine is definitely the most special project I've worked on, as well as the first one. I still remember my first day when the architect's words were: "Working on 70 Pine is overwhelming, but believe me, if you could choose your first project you would want it to be this one".
Retrofitting an Art Deco skyscraper built in 1932 preserving all the elements that make it a Landmark is a poetic task; but it also involves an incredible challenge of coordination given the existing structure, as well as an intricate process to meet the requirements of Landmark Preservation and the corresponding hearings. Certainly the intensity of the work was at the same level that this city demands for itself; but the payoff was a learning curve that, rather than a curve, was a vertical line.
70 Pine Street, formerly known as the American International Building, is a 67 story 52 foot (290 m) residential building, located at the corner of Pearl Street and running to Cedar Street in the Financial District of Manhattan, New York City, NY. It was built in 1931–32 by the Cities Service company for the oil and gas baron Henry Latham Doherty and was designed by the firms of Clinton & Russell and Holton & George in the Art Deco Style.
The building and its first floor interior were designated by New York City Landmarks in June 2011. As of 2016, the building reopened as a luxury rental residential property.
I was part of the team at Stephen B. Jacobs Group implementing 70 Pine Rose Associates’ $550 million conversion of the Landmark building into 644 luxury rental apartments, 132-rooms apartment hotel on floors 2 to 6 and lower levels retail spaces.
// 70 Pine es probablemente el proyecto más especial en el que he trabajado, y también el primero. Aún recuerdo mi primer día en el que las palabras de la arquitecta fueron: ¨Trabajar en 70 Pine es abrumador, pero créeme, sin duda si pudieras escoger tu primer proyecto querrías que fuera éste¨.
Reformar un rascacielos Art Deco de 1932 preservando los elementos que lo convierten en Landmark es una labor poética; pero también conlleva un reto incomparable de coordinación con la estructura existente, así como todo un proceso para cumplir los requisitos de Landmark preservation y los correspondientes hearings. Ciertamente la intensidad estuvo al nivel que también exige la ciudad para ella misma; pero la recompensa fue una curva de aprendizaje que, más que una curva, fue una vertical.
60TH and 62ND ST.
Typology: Hi-rise luxury residential. New construction

My role: Architectural designer as part of the design team under SBJG.
Besides the design development, production of documents and decision-making with the design team, I had a significant role in the design and implementation of:
*interiors of the penthouse- 62nd St.,
*outdoor garden at the ground level- 62nd St.,
*unit kitchens- 62nd St.,
*space planning and interior finishes of the common spaces and amenities- 60th St.,
*the roof top and pool with skylight area at the top of the building- 60th St.,
Working on both projects simultaneously was a very comprehensive form of workflow, since they were very similar and at different stages of development. I believe the use of Revit was crucial for this type of project. It was also very informative to work closely with the client and meeting weekly with such important figures of the NYC real estate, thus getting to know their vision and priorities. Both projects definitely make an impact on the skyline of the west side of the island.
// West 62nd Street is a 598 feet tall luxury residential building with 54-stories and 339 apartments, located right behind the Lincoln center.
In the architect’s words:
“The 598 feet tall tower is designed with floor to ceiling windows and limestone and brick piers that ascends along the entire length of the façade. The tower shape was conceived with multiple corners, where large corner windows bring impress views and light to the apartments.”
I was part of the design team during construction documentation and construction administration phases.
// West 60th Street is a 533 feet tall luxury residential building with 48-stories and 258 apartments. The proximity and similarities between both projects make both buildings look like “cousin towers”, although the later one is smaller in foot print and height.
In the architect’s words:
“Large corner floor to ceiling windows accentuated by the brick piers draw your attention to the glass enclosed 48th floor where a roof top pool, lounge, and outdoor deck allow one to enjoy the dramatic views.”
I was part of the design team during design development and construction documentation.
//Trabajar en ambos proyectos simultáneamente fue muy enriquecedor, ya que eran muy similares y cada uno estaba en diferentes etapas de desarrollo. Creo que el uso de Revit fue crucial para este tipo de proyectos. También fue muy informativo trabajar estrechamente con el cliente y reunirme semanalmente con figuras tan importantes del real estate neoyorquino, entendiendo así su perspectiva y prioridades. Ambos proyectos definitivamente tienen un impacto en el skyline de la isla.

LA works
Typology: Mixed use and Senior Living

My role: architectural designer as part of the design studio under GMPA
// I worked on these three projects at different stages for each, from schematic design though building permit. They are mixed used developments (the first and last displayed), and a senior living facility.
As they are located in different cities: Santa Monica and City of Los Angeles, working on them required to get familiar with the code for both planning and building safety (also including fire, green and ADA departments) from the pre-design phase through plan check for different cities in Los Angeles.
It is rare to have the chance to design multi-family projects in LA, conceiving it as a way to add density to a city that is going though a severe housing crisis. Thinking of new concepts such as “roommate-friendly“ units calls for new approaches to space-planning, and thinking-outside-the-box.
The first and second projects displayed are on a hillside, which was particularly challenging but an absolutely necessary expertise to have in order to continue my practice in this city that is populated with hills. Maximizing the possibilities given the heigh restrictions, the complexity of the site and the unavoidable impact of the structure is an art on itself.
// Mi participación en estos tres proyectos abarca desde el diseño hasta el permiso de construcción. Dos de ellos son proyectos comerciales y residenciales, y un tercero es una residencia para mayores con dependencia total y parcial.
Debido a que están ubicadas en diferentes ciudades: Santa Mónica y la ciudad de Los Ángeles, trabajar en ellos ha requerido familiarizarse con el código correspondiente a cada una de ellas.
Es excepcional tener la oportunidad de diseñar proyectos multifamiliares en Los Angeles, concibiéndolos como una forma de densificar una ciudad que atraviesa una grave crisis de vivienda. Pensar en nuevos conceptos, como los apartamentos “roommate friendly”, requiere nuevos enfoques para la planificación del espacio, la construcción y aislamiento de las habitaciones casi como si cada apartamento fuera un pequeño hotel.
El primer y segundo proyecto que se muestran están en pendiente, lo cual fue un reto pero una experiencia absolutamente necesaria para continuar mi práctica en esta ciudad, plagada de colinas. Maximizar las posibilidades dadas las restricciones de altura, la complejidad de las parcelas, y el impacto inevitable de la estructura es un arte en sí mismo.
BROOKLY:LÏTE School
Typology: Magnet School of the Performing Arts. Conceptual-Competition
Location: Brooklyn (Dumbo), NY
// A high school in Brooklyn that offers a specialized curriculum in visual and performing arts including film, music, dance, drama and fine arts.
¨ He who would learn to fly one day must first learn to stand and walk and run and climb and dance; one cannot fly into flying. ¨ Friedrich Nietzsche
The school is a proposal for high-level academic performance in the form of an art condenser that will also be used after hours to house community art events. Thus, it will act as a catalyst for future college students and serve as a magnet for neighborhood residents.
For each art discipline, the classroom and a corresponding studio are integrated and considered as the basic unit that define different volumes for each art form. The double height studio connects with two levels of classrooms, creating an interaction and visual connection that allows to rehearse, perform for other classmates; but also to teach non-artistic required curriculum.
The design intent is to express a different sensitivity for each one of those basic units/volumes related to each art form through a different form of light.
A sloped green roof above the atrium serves as a outdoor auditorium, and the students can access a park enclosed by the old tobacco factory shell through a series of porticos.
The massing, orientation, void, color and materiality bring a unique quality of light to those “volumes of light”.
The inspiration for the design concept started with the alteration of acrylic material by applying different techniques such as perforating, edging, sanding, and coloring it in different ways. Then, different qualities of light (temperature, direction, source and intensity) were captured through a series of photographs to visualize the results.

La escuela es una propuesta de alto rendimiento académico en forma de condensador artístico que también se utilizará afterhours para albergar eventos de artistas de la comunidad. Por lo tanto actuará como un catalizador para los futuros estudiantes universitarios y servirá como imán para los residentes del vecindario.
Para cada disciplina artística, el aula y estudio correspondiente estarán integrados y se consideran como la unidad básica que define diferentes volúmenes para cada forma artística. El estudio de doble altura está conectado con dos niveles de aulas, creando una interacción y una conexión visual que permite no sólo ensayar y actuar para otros compañeros de clase; sino también impartir currículum no artístico obligatorio.
Este diseño pretende expresar una sensibilidad diferente para cada una de esas unidades / volúmenes básicos relacionados con cada forma de arte a través de una forma de luz diferente.
La zona de césped inclinada sobre el atrio sirve como un auditorio al aire libre, y a nivel de calle los estudiantes pueden acceder a un parque delimitado por la fachada de la antigua fábrica de tabaco a través de una serie de pórticos.
La masa, la orientación, el vacío, el color y la materialidad aportan una calidad de luz única a cada uno de esos "volúmenes de luz".
La inspiración para el concepto del diseño comenzó con la alteración de material acrílico mediante la aplicación de diferentes técnicas como perforar, texturizar, lijar y aplicar color de diferentes maneras. Todo esto seguido de la captura de diferentes calidades de luz (temperatura, dirección, fuente e intensidad) a través de una serie de fotografías para visualizar los resultados.

The pavilion is a study of the hyperbolic parabola as a structure with five points of support.

VORTEX REFUGE Hotel
Typology: “Pod” Hotel. Conceptual-Competition
Location: Manhattan (Midtown), NY
// Inspired by Sedona ¨vortices¨, the rooms are meant to be small clusters of energy given by the daylight brought in and the views of the city. Sedona vortices are thought to be swirling centers of energy that are conducive to healing, meditation and self-exploration. These are places where the earth seems especially alive with energy. Many people feel inspired, recharged or uplifted after visiting a vortex.
Vortex Refuge is a hotel located in Midtown Manhattan, on the SW corner across from Madison Square Garden.
The clientele targeted by the hotel is low budget short stay turism. Given the hospitality prices of the island, this hotel is a refuge in the sense that it accommodates backpackers and other migrants with less resources by offering “pod size“ rooms.
The massing of the building is not meant to be formally complex, but it is rather conceived to maximize the exposure of all “vortices“ to daylight, so hard to get in this particular neighborhood. A solar study was essential in order to certify the viability of this premise. The lower volumes have operating skylights above interior gardens that serve as lungs for the building, as well as another source of natural lighting.
Each “vortex” is designed with three intents:
*To be alive with energy, as mentioned before, by having floor to ceiling windows with views that connect with the vitality of the city; but also allowing for quietness, thus the decision to stay away from an all-glass facade.
*The maximization of space efficiency, that is key to offer low cost prices and open the experience to all types of visitors.
*The standardization of five “vortex“ layouts allocating the openings with a symmetry that allows for the facade to create a dancing play, just like the energy points would be organically located in nature.

Se cree que los vórtices de Sedona son centros de energía en remolinos que conducen a la curación, la meditación y la autoexploración. Estos son lugares donde la tierra parece especialmente viva y llena de energía. Muchas personas se sienten inspiradas, recargadas o elevadas después de visitar un vórtice.
El Vortex Refuge es un hotel ubicado en el centro de Manhattan, frente al Madison Square Garden en la esquina suroeste.
La clientela que acoge el hotel consiste en turismo con bajo presupuesto. Dados los precios de la isla, este hotel es un refugio en el sentido de que aloja a mochileros y otros migrantes con menos recursos ofreciendo habitaciones de tamaño mini.
La volumetría del edificio no pretende ser formalente compleja, sino que está concebida para maximizar la exposición de todos los "vórtices" a la luz natural, tan difícil de conseguir en este barrio de la ciudad. Ha sido esencial realizar un estudio de la exposición solar para certificar la viabilidad de esta premisa. Los volúmenes más bajos tienen tragaluces que se abren sobre jardines interiores y que sirven como pulmones para el edificio, así como otra fuente de iluminación natural.
Cada "vortex" está diseñado con tres intenciones:
* Que esté vivo con energía, como se mencionó anteriormente, al tener ventanas con vistas que conectan con la vitalidad de la ciudad; pero también permitiendo el retiro, de ahí la decisión de evitar una fachada de cristal.
* La maximización de la eficiencia del espacio, que es clave para ofrecer precios a bajo coste y hacer así posible el acceso a la experiencia a todo tipo de visitantes.
* La estandarización de cinco diseños de "vortex" que posicionan las ventanas con una simetría que permite que la fachada cree una ilusión de baile, al igual que los puntos de energía se ubican orgánicamente desalineados en la naturaleza.
BLOSSOM : MONTESSORI
Typology: Materplan. Conceptual-Competition

Just like catalysis accelerates a chemical reaction, a blossom starts an unstoppable butterfly effect. As the flower opens, no only it changes but it also leads to a series of reactions like the attraction of insects (therefore the circulation of those), the transportation of nectar etc. Thus its whole environment has suddenly changed as well.
Similarly, starting with the youngest kids as the blossom, the campus density is designed for the children to transition from villa to city scale as they grow up. Students are divided into three groups, with designated buildings that move from one scale to the next as described: G1 (5-6 yrs), G2 (6-9 years) and G3 (9-12 yrs).
The transition between building scales is implemented by landscaped outdoor circulation or connector elements depending on whether the students’ activities of the corresponding spaces will interact or not; just like parks and bridges would connect the dots at the city scale.
When thinking of the space layout for the classroom it needed to provide for the needs of the Montessori method, which is not a traditional one. Instead it promotes a learning process that is based on interaction, it’s project based and group work oriented. This, together with the fact that the kids development will involve motor and sensorial activities, led to the conception of a multispace classroom that accommodates fluidity and multiple possibilities for interaction.
In order to achieve that, there is always a common space between group classrooms as well as a shared outdoor patio. In this regard all classrooms work together as a big interactive one, and this is consistent for all group-designated buildings.

Al igual que la catálisis acelera una reacción química, cada flor inicia un efecto mariposa imparable. A medida que la flor se abre, no sólo ella cambia, sino que también conduce a una serie de reacciones como la atracción de insectos (y por lo tanto la circulación de éstos), el transporte de néctar, etc. Así, todo su entorno también habrá cambiado repentinamente.
De manera similar, comenzando con los niños más pequeños, la densidad del campus está diseñada para que hagan la transición de la villa a la ciudad a medida que crecen. Los estudiantes se dividen en tres grupos, con edificios asignados a cada uno de ellos con el criterio ya expuesto: G1 (5-6 años), G2 (6-9 años) y G3 (9-12 años).
La transición entre las escalas se implementa mediante jardines al aire libre o bien mediante elementos de conexión, dependiendo de si las actividades entre los estudiantes de los espacios correspondientes requieran interacción o no; de la misma manera que parques y puentes conectarían localizaciones a una escala de ciudad.
Al diseñar los espacios para el aula es necesario tener en cuenta el método Montessori, que en ningún caso es tradicional. Todo lo contrario, pues promueve un proceso de aprendizaje basado en la interacción, en el desarrollo de proyectos y el trabajo en grupo. Esto, junto con el hecho de que el desarrollo del niño implicará actividades motoras y sensoriales, conduce a la concepción de un aula multiespacio que acomoda dinamismo y múltiples posibilidades de interacción. Para lograrlo siempre hay un espacio común entre las aulas grupales, así como un patio al aire libre compartido. En este sentido, el conjunto de todas las aulas funciona como una gran aula interactiva.
LA SURFERA
ACCESSORY DWELLING UNIT
Typology: ADU Prototype.
Location: Los Angeles, CA
// The housing crisis that the city of Los Angeles is going through is undeniable. Prices have gone up exponentially and homeowners as well as tenants have found themselves having to adjust to it. One of the responses to this issue is promoting the construction of low income housing as well as the retrofit of existing structures to make them available for this same purpose.
For the single family residential scale, a way to attenuate this issue involves a new California state law that encourages homeowners to build guest houses, also known as accessible dwelling units (ADU). Those can be used as an in law unit, housing for an elderly relative or a grown child, but it can also be conceived as extra income by having a tenant rent the unit.
The requirements vary among the different cities in terms of setback, height and maximum square footage. There are also different exceptions to whether this additional unit must have a designated parking spot, as well as different requirements depending on whether the unit is attached or detached to the main residential house.
La Surfera is a prototype that serves as a detached unit resting on pilotis. That allows for a parking space underneath as well as for outdoor storage.
The space is conceived for one person or a couple, and it’s designed to allow for cross ventilation and for natural light to travel through the room. Being elevated together with the pitched roof on one side maximizes the sunlight coming in, which is crucial considering the fact that this units are usually “burried“ in the backyard.
The corridor around the main space gives an opportunity to relate inside to outside beyond the mere purpose of accessing the rooftop. This structure is inspired by vernacular architecture, easy to find in the northern Spanish countryside. That type of construction is called “horreo“ and it was originally used for agricultural storage; but recently there is a trend to renovate those and convert them into guest/beach houses.
Another feature is a small private garden/orchard with an ivy wall to add privacy to the detached unit.
Even thought the square footage has to be minimized, it is still designed for both bathroom and kitchen to be ADA compliant.
La Surfera would have to be adapted to the requirements of each specific city as per its Building Department; and the materials would have to be customized to be somehow coherent with the main residence as per the corresponding Planning Department.
// La crisis de vivienda que atraviesa la ciudad de Los Ángeles es innegable. Los precios han subido exponencialmente y los propietarios de viviendas, así como los inquilinos, se han visto obligados a adaptarse a la situación . Una de las respuestas a este problema es promover la construcción de viviendas para ciudadanos con bajos ingresos (similares a V.P.O.), así como la reforma de las estructuras existentes para que estén disponibles para este mismo propósito.
Para escala residencial unifamiliar, una forma de atenuar este problema viene dada por una nueva ley del estado de California que facilita la construcción de casas de huéspedes, también conocidas como unidades de vivienda accesible. Se pueden usar como vivienda para un familiar mayor o para un hijo sin posibilidades de independizarse; pero también se puede concebir como un ingreso extra al tener un arrendatario que alquile la unidad.
Los requisitos varían entre las diferentes ciudades en términos de área, altura, etc. También hay diferentes excepciones en cuanto a si esta unidad adicional debe tener una plaza de estacionamiento designado, así como diferentes requisitos dependiendo de si está conectada o no a la residencia principal.
La Surfera es un prototipo que sirve como una unidad separada que descansa sobre pilotis, lo que permite tener una plaza de estacionamiento debajo, así como una zona de almacenamiento al aire libre. El espacio está pensado para una persona o una pareja y está diseñado de manera que permita la ventilación cruzada, y que la luz natural viaje a través de la habitación. La planta elevada junto con el techo inclinado en un lado maximiza la exposición a luz solar, lo cual es crucial considerando el hecho de que estas unidades generalmente están "enterradas" en el patio trasero.
El corredor alrededor del espacio principal brinda la oportunidad de conectar interior/exterior, más allá del mero propósito de acceder a la azotea. Esta estructura está inspirada en arquitectura vernácula fácil de encontrar en zonas rurales del norte de España. Ese tipo de construcción se llama "horreo" y se usaba originalmente para el almacenamiento de cosecha (principalmente trigo); pero recientemente se ha iniciado una tendencia a renovarlos y convertirlos en casas para invitados o casas de playa.
Otra característica es un pequeño jardín / huerto privado con una ¨partición¨ de hiedra para dar privacidad a la unidad separada.
La Surfera tendrá que adaptarse a los requisitos que dicta el código de cada ciudad; y los materiales tendrían que ser customizados para ser de alguna manera coherentes con la residencia principal.
LA works - Renovation
Typology: Single Family residential -Renovation and second floor addition

// After welcoming their third child this young family was in need for more space, and wanted to use the chance to renovate their home and make a signature house out of it. Designing a residence (or in this case part of it) for artists is very motivational since they are eager to do something different.
The second floor enclosure is a double skin consisting of glass and wood slats allocated creating a rhythm that alternates with the public and private spaces. The lightness of the second skin, its shape and the offset of the wood layer create al illusion of a lighter volume floating above the solid base that is the first floor. Other featuring elements are the central staircase skylight, the reading nook, and the master bedroom patio.
// Con la llegada de su tercer hijo esta familia necesitaba más espacio, así como una reforma que les proporcionara una residencia con un diseño más icónico. Diseñar una residencia (o en este caso, parte de ella) para jóvenes artistas es muy motivador, ya que están ansiosos por hacer algo diferente.
